Whilst we specialise in HMOs, we also offer a selection of single let residential properties, perfect for individuals, couples or families.

Once you have had your viewing and want to proceed, we will send you a link to complete our online application form, you will pay £100 holding fee per person while we conduct the application process. This will form part of your deposit once we offer you a tenancy.
Please ensure that you provide us with the correct and full information, failure to do so may result in the loss of all or part of the holding fee.
We charge £300 deposit per person, single lets and families will be the equivalent to one month’s rent plus £100.
Many of our student and professional HMO properties will usually include the gas, electric, water, internet and TV licence bills, however if you require a landline phone you will need to have your own account. Not all properties will be bills inclusive, and so we advise that you check the property listings for details.
Council tax is your responsibility, however there are exceptions:
Full time student tenants are usually exempt from paying council tax, though you should check this with the local council as ultimately the responsibility is yours.
For tenants in HMO rooms, council tax is usually included in your rent but please check the details of each individual property.
Our student properties are rented on twelve month contracts from July to June, while single professional room lets and residential homes are usually rented on a six month contract initially.
Student tenants pay rent on a quarterly basis, with the first instalment being due in cleared funds before the tenancy start date.
Rent for single professional rooms and residential properties are taken monthly on the first of the month, with the first rent apportioned.
All student tenants will be required to provide a suitable UK Guarantor, some professional tenants may also require a Guarantor. The Guarantor must be over 21 years old and a full time UK resident with a sufficient income. The Guarantor will be asked to cover any unpaid rent, they are usually a parent or guardian. Knighton Lettings use a “Limited Deed of Guarantee”, so your Guarantor can be reassured they are only Guaranteeing your share of the rent due.
We do not charge any application or referencing fees.
Student and professional HMO properties are fully furnished with sofa(s), dining table and chairs where applicable, white goods, double beds, wardrobes, chest of drawers, side tables plus desk and chair in each room. Our residential properties will vary, please refer to the property listing for details.
We are aware that most people can’t get together to sign in person, and so we operate a fully remote signing process via DocuSign.
The first opportunity for collecting any of the keys will be the start date shown in your tenancy agreement, you will need to book a suitable appointment with the office.
Please be aware that by signing the AST, you are entering into a legally binding agreement, and so you should only sign if you are happy to be bound by its terms.
In some cases, we may be able to facilitate a change of tenant, though please be aware that you will be liable for the rent due until any suitable new tenant takes over, and may be held liable for re-marketing fees.
